Good to know

Three things most people in Birmingham do not know about air conditioning

See the planning rules
No planning needed

Since 29 May 2025, most houses no longer need planning permission for a system that heats and cools.

It heats too

The same unit warms the room in winter, for far less than a plug-in or storage heater costs to run.

Fitted in a day

Most single-room systems are installed in one day, with very little mess.

Why Birmingham Homes Get So Hot in Summer

Most Birmingham homeowners blame the weather when their home overheats. But the real issue is structural. The city's mix of Victorian terraces, 1930s semis, post-war flats and modern apartments all share one characteristic: they trap heat by design.

Victorian terraces absorb heat all day

The solid brick walls of Birmingham's Victorian terraces in Moseley, Kings Heath, Harborne and Balsall Heath absorb solar heat through the day and radiate it back into bedrooms overnight, keeping rooms uncomfortably warm long after the sun goes down.

1930s semis trap heat upstairs

Hall Green, Erdington and Northfield have large stocks of 1930s semis. The upper floors of these properties trap heat effectively, especially south-facing bedrooms that catch afternoon sun directly before you're trying to sleep in them.

Loft conversions become heat reservoirs

Loft conversions are common across Birmingham's semi-detached housing stock. Sitting directly under the roof with limited ventilation, these rooms regularly run 8–10°C hotter than the floors below through summer.

City centre apartments overheat rapidly

Modern apartments in Birmingham's city centre and Jewellery Quarter are often heavily glazed and face multiple directions. Large windows that create light and views in winter generate intense solar gain in summer, with no passive way to remove the heat.

Modern insulation seals heat inside

Newer homes and recently refurbished properties across Birmingham are well insulated, which works against you in summer. Once the building heats up, there's no passive route for heat to escape. A fan just moves the problem around.

Home offices hit problem temperatures fast

With Birmingham having one of the highest rates of home working in the West Midlands, a spare bedroom or converted room that climbs past 27°C before lunch isn't just uncomfortable, concentration and productivity drop sharply above 24°C.

04Running costs

Lower heating and cooling costs with modern systems

The bars below show how much electricity each option uses to do the same job. Shorter is cheaper to run.

Heating a room

Fitted air conditioning against a plug-in heater

Plug-in electric heater
Fitted air conditioning

About a third of the electricity for the same warmth

A plug-in heater, panel heater or storage heater turns one unit of electricity into one unit of heat. Fitted air conditioning moves heat instead of making it, so it gives around three to four units of heat for each unit of electricity.

Cooling a room

Fitted air conditioning against a portable plug-in unit

Portable plug-in air con
Fitted air conditioning

Less than half of the electricity for the same cooling

A portable unit on wheels, with a hose out of the window, works hard for little result: it is less efficient, and the open window lets warm air back in. A fitted system is sealed, far quieter, and cools the room properly.

Typical figures, based on the energy label ratings of portable units and modern fitted inverter systems. Most fitted systems cost roughly 10p to 30p an hour to run, depending on the size of the room and your electricity tariff.

It matters here. 13.8% of households in the Birmingham City Council area are in fuel poverty, against 9.9% across England. Source: DESNZ sub-regional fuel poverty data (2024).

05Straight talking

When air conditioning is the wrong answer.

We would rather tell you now than sell you a system that disappoints. If one of these is you, we will say so.

  • One unit for a whole house. A single wall unit cools the room it is in. More rooms need more units.
  • A flat with no outside space for the outdoor unit, or a freeholder who will not allow one.
  • A listed building without consent. It can be done, but permission comes first.
  • Nowhere suitable for the outdoor unit that passes the noise check at your neighbour’s window.
06Real-life uses

Where our systems make the biggest difference

Bedrooms

Restless, sweat-soaked nights

South-facing bedrooms and top-floor rooms hold heat long after sunset. A discreet wall unit brings the room down to a comfortable sleeping temperature and keeps it there quietly all night.

Loft conversions

The hottest room in the house

Converted lofts sit directly under the roof and take the sun all day. A fitted system removes the heat at source, which a portable unit cannot manage.

Conservatories

Glass that overheats by 10am

Large glazed rooms turn into a greenhouse. Properly sized cooling makes the space usable all summer, and the same unit adds gentle warmth through winter.

Home offices

Focus, productivity and video calls

It is hard to concentrate in a hot room. Steady, quiet cooling keeps you sharp through the working day, without fan noise on your calls.

Restaurants and salons

Customer comfort, staff retention

Hot dining rooms and treatment rooms lose bookings and staff. Cassette and ducted systems keep customers comfortable through the busiest weeks.

Offices and retail

Year-round climate control

Multi-zone systems give each area its own control: a warm reception, a cool server room and a comfortable shop floor, all from one efficient outdoor unit.

08Planning

Planning permission for air conditioning in Birmingham

Most people still assume air conditioning needs planning permission. For most houses it no longer does. The rules in England changed on 29 May 2025 for systems that heat as well as cool.

Parts of Birmingham, including Bournville, Moseley, Edgbaston and the Jewellery Quarter, are conservation areas, where a unit on a wall facing the road generally needs permission. Listed buildings always need consent, and flats are treated differently. We check your address before we quote.

  • No minimum distance from the boundary. The old one metre rule has gone.
  • Larger units allowed, up to 1.5 cubic metres, and two on a detached house.
  • It must heat as well as cool. Cooling-only systems are not covered, and the systems we fit do both.
  • A noise check applies. The install must pass a calculation at your neighbour’s nearest window, and we do it before we fit.
Book ahead

Warm this winter, cool next summer. Birmingham installs booking now.

The quiet months are the best time to fit. You get the heating benefit straight away, and you are not in the queue when the first hot week arrives.

10Straight answers

Air conditioning Birmingham: frequently asked questions

As a guide, a single room is typically £1,800 to £3,000 fitted, two rooms £3,500 to £5,500, and three or more rooms £5,000 to £8,000, depending on the brand, the size of the rooms and how the pipework runs. You get a fixed, itemised price, so you know the cost before you commit.

Usually not, for a house. Since 29 May 2025, air conditioning that heats as well as cools counts as an air-to-air heat pump and is normally permitted development in England, with no minimum distance from the boundary. It must pass a noise calculation at your neighbour's nearest window. Listed buildings always need consent, flats are treated differently, and in conservation areas a unit facing the road generally needs permission. Parts of Birmingham, including Bournville, Moseley, Edgbaston and the Jewellery Quarter, are conservation areas. We check your address before we quote.

Yes. Modern systems are heat pumps, so the same unit heats in winter. It gives around three to four units of heat for every unit of electricity, which is why it costs far less to run than a plug-in heater or storage heater.

Most single-room installations in Birmingham are completed in one day. Multi-room systems typically take 1–2 days. Properties with narrow rear access or complex pipework routing, common in older terraced areas like Moseley and Balsall Heath, may take slightly longer. We confirm the exact timeline during your free survey.

We work across every Birmingham property type, Victorian and Edwardian terraces in Moseley, Kings Heath and Harborne, 1930s semis across Hall Green and Erdington, modern apartments in the city centre and Jewellery Quarter, and new-builds across the wider city. Each property type has different installation requirements and we survey individually.

Modern split systems operate at 19–22 dB indoors, quieter than a whisper. The outdoor unit is the main consideration in terraced streets where neighbours are close. Most of our Birmingham terrace installations receive no neighbour complaints.

Yes, we cover all Birmingham postcodes including Moseley, Kings Heath, Harborne, Edgbaston, Sutton Coldfield, Erdington, Hall Green, Northfield, Handsworth and the city centre. Same-week surveys are available across the city and we can typically install within days of your survey.
